Mexico Alive - The Experience of Success in Real Estate

The area of Vallarta and Banderas Bay live an incredible moment of growth concerning the possibilities of investing in mega-developments which are being constructed all along the coast. At present a huge number of billboards promoting fantastic investment opportunities are wishing to attract the market.
Although many ads claim that their options are unique and innovating, the truth is that at first sight it seems that all of them are common investment opportunities constructed simply in order to satisfy a huge demand.
When chatting about this with some experts it was mentioned that although it seems difficult to believe there are developers in the area that set a difference in order to excel in the market. When I undertook the task of investigating which could be some of those companies I ran into Mexico Alive, a company that is promoting new complexes in a quite unusual manner.
• Interview with Benjamin Beja – General Manager of Mexico Alive
Question: What is Mexico Alive?
Answer: It is a company that was founded a bit more than one year ago and which has two different objects. On one hand we represent mega- developments initiating in the area of Vallarta. Our main characteristic is the fact that we get involved in each one of them from the very beginning, an aspect that represents an added value contributed by us because we commit ourselves to understanding the complete business from start to finish. It goes from the concept of the planned project to the financial part and the aspect of gain, which of course includes launching, marketing and sales. Therefore we here at Mexico Alive focus on representing those projects that are conceptualized clearly or those that have a very good proposition and posing allowing us to surely predict that they will be successful. If after the investigation and planning we conduct, if we do not firmly believe that the development will be a success we refuse the possibility of representing it. In that sense we are a company strengthened by the confidence of each one of the developments we work with.

On the other hand as representatives our reason for being –which is exactly what distinguishes us from the rest of the market– is the full-fledged success of each one of the projects, and not just receiving the commission or economic benefit we are entitled to because of the work we do.
The consequence of this business vision has taken to us to work with innovating projects within a market that although it is very competitive is also very routine. One of our distinctive features is that each one of the projects that we represent is always different. All of them have a different proposal and are focused on a specific client.
At present we have three projects for sale and we are about to launch a fourth one.
Question: Which are those projects and what are their characteristics?
Answer: One of them is Delcanto, consisting of an exclusive complex of 240 condominiums with a Contemporary Mexican architectural style which is located on Flamingos beach. It is a beach resort that adapts well to its natural surroundings offering a calming effect with spectacular views. At the same time it provides a wide enough range of services. The development is built on a property of 10 acres offering a majestic, luxurious, intimate and private concept.
Another project is 3.14 Living that represents a new and vibrant concept of very fresh apartments [lofts] in the market. There we are combining a very glamorous community with mixed use of spaces in exchange for a very accessible amount of investment. The mixed use contemplates a very chic commercial area. There are already four prestigious restaurants, among them La Dolce Vita, that have confirmed to establish themselves in what will be the shopping plaza. The project which is not a beach project will also include an exclusive tower for a business center. It is located in the heart of Nuevo Vallarta with the option of condominiums starting at 72 square meters. The place is ideal for those who are initiating a business in the area and who are looking to invest in what will be their new home. It is also perfect for those who are in the search of elegant and fun places where you can get to know more people and meet with them. We are still three weeks away from initiating its marketing and have not even begun construction yet, nevertheless we already have fifty investment confirmations which tell us how a new concept with a refreshing dynamic is immediately accepted by the market, which is exactly the way it was predicted by us.
Another project is called Barlovento which is an exclusive and spectacular complex of modern architecture with boutique style condominiums on the beach, located between Bucerias and La Cruz de Huanacaxtle. It has been designed in order to satisfy the most demanding client and disposes of a select range of 2, 3 and 4 bedroom units. It is ideal for all those who prefer to be part of a small and fascinating paradise without sacrificing the services of a mega-development.
The most recent and interesting new concept is the project of Marival Condo - Resort & Residences, the first one of its type in Vallarta. The proposal is fascinating because at the same time it offers all the services of a hotel and its units are sold as fulltime ownership. This represents a huge advantage and allows the investor to ensure that as an owner of a part of the hotel, in addition to using his property, he also has the option of receiving an income for it due to high demand and high hotel occupancy. We are very excited about this project because with the exception of Mexico, the model has already been tested in other tourist destinations around the world. Just like the other three developments this one is also innovative in the area and as I previously mentioned: "Our success lies in the fact that the developments and their concepts are different."
Question: You mention that everything is focused on success... what is success for Mexico Alive?
Answer: First of all that our developments are accepted and sold in the market within a reasonable margin of time, in addition the essence of this lies in understanding who our client is, achieving to identify him and to distinguish him in order to make him a proposal with new and bold products which not only awakens his interest but with which he can truly identify so that he is motivated to invest immediately, knowing that our commitment of professional devotion always goes together with completely keeping our promises concerning the quality, services, capital gain and/or investment recovery.
An indispensable ingredient is a global business vision and we have observed that many developments in the area are lacking it. We are convinced that doing business at the beach is full of glamour, and if you fully understand this it allows you to exploit additional and diverse opportunities that are unimaginable and that can only be generated in this market. It is not just about making or earning money, the purpose is to permanently nourish a market sector that by itself will keep up generating business sempiternally. Getting involved at present in the construction and marketing of developments in the area of Vallarta is much more than a simple construction business, thinking about satisfying an existing demand and making money. We have definitely seen the necessity of integrally understanding the beach real estate business, and that is exactly what we have advocated at Mexico Alive.

During this first stage of our life as representatives of developments, thanks to our team, we have also come up with an integral marketing model unique in the market. The compensation for the combination of all of this is "success".
Question: What you mentioned, does it mean that during your first stage, in a little more than a year, your company has been consolidated... then what is next for Mexico Alive?
Answer: The second stage is to leave the area of Vallarta and to expand the coverage of our services promoting our country’s main beaches and to market for them development concepts with a huge impact created by the companies with whom we form alliances.
We are already opening doors towards great possibilities in Ixtapa Zihuatanejo, where we are having talks with some very interesting developments focused on a small but very promising market.
The key to continue to obtain a result of great success during the second stage will be to maintain a firm position in keeping up with getting involved with serious, avant-garde, bold and ethical developers.
Question: What are the predications of Benjamin Beja for the future of the real estate industry in Vallarta?
Answer: It is not a secret that our chief market of investors comes from the United States and the behavior of its banking and financial institutions, as well as from the commercial tendencies in both countries. Vallarta’s privileged location is an indication that it will continue to be a great center of attention for investment. Nevertheless we must emphasize that this potential market – where the majority of clients are searching to invest in a second home as part of their retirement plan – is continuously preparing itself in order to learn to decide where to invest so that in addition to achieving the best rate of return it receives much more from its monetary expectations.
Therefore it is imperative that developers and marketing strategists also focus on knowing and understanding the reasons for the study of that market. If we want this promising future to become a reality, we have to reach a global understanding of this business of real estate investments. The complexity and competitiveness between developers are very high, but the major competitor for the developer is the investor itself. It is necessary to plan, to create, to market, to operate and to administer residential complexes that truly represent a difference for our clients.
In order to attract the attention of the client that wants to invest it does not suffice anymore to have a beautiful place surrounded by a natural atmosphere. For a long time this used to be enough and the prospective client interested in comparing would adapt himself to what had been offered just so that he could have that place. Well, the time has come where we have to get thoroughly involved and to think about how an investor and potential buyer would like to live, investigating his present life style and above all the life style he wishes to experience, enjoy and share while living in his new property.
Certainly the area offers a high capital gain that will continue to increase, but the days where speculation was the driving force and motivation for buying are over. If we observe thoroughly we will notice that the present investor is not a millionaire businessman but rather he is an enterprising and hard-working man who on the grounds of his personal commitment and huge effort has succeeded in reaching an economic level that allows him to buy what perhaps, during all his work or business life had been his greatest dream. This is precisely what new developers and marketing strategists should honor with their products and services.
